Jangwi Prugio Mark One, which offers the largest number of units for general sale in Jangwi New Town, saw a steady stream of prospective buyers on its opening day. The development's location near an elementary school and its offering of over 1,000 units for general sale have drawn significant interest, particularly from buyers in their 40s and 50s.
Daewoo Engineering & Construction has opened the model home and is set to begin the sales process. The complex, located at 68-37 Jangwi-dong, is being redeveloped and will consist of five underground floors and 35 above-ground floors across 23 buildings, totaling 1,931 units, with 1,032 units available for general sale.
Visitors began lining up before the model home opened at 10 a.m., and more than 50 prospective buyers toured the interior shortly after the doors opened. They closely examined units of 59㎡, 74㎡, and 84㎡ while engaging in consultations.

Families with children showed particular interest. A couple in their 40s explained their decision to apply for a unit, stating, "It's because of the proximity to Jangwi Elementary School and Jangwi Middle School. The fact that it is near Jangwi Elementary School is especially appealing, so we plan to apply."
Indeed, Jangwi Elementary School is located right next to the complex, and several other schools, including Wolgok Middle School, Jangwi Middle School, and Seokgwan High School, are within a 1.5 km radius. Residents will also benefit from easy access to Jangwi Traditional Market, large supermarkets, cinemas, and major hospitals.
A sales representative noted, "The proximity to the elementary school and the location near Dolgogae Station are our biggest competitive advantages. While access to Gangnam is currently somewhat lacking, we expect improvements in transportation with the future GTX-C line and the undergrounding of the Eastern Bypass Road."
The model home features various specialized designs. Some 84㎡ units include a separate kitchen and living room layout, enhancing the living experience. Additionally, buyers can opt for a high-end smart home package that allows for AI voice control of lighting and other features.

The community facility, known as the 'Greenery Lounge,' will include a fitness club, golf club, sauna, reading room, and cinema room.
However, the nearby Sarang Jeil Church, which has been involved in conflicts during the redevelopment process, raised concerns among some prospective buyers, who inquired about the church's proximity and its potential impact on the living environment during consultations.
Jung Ji-hyung, head of the sales agency Diamante, stated, "In Seoul, typical general sales for redevelopment projects usually range from 200 to 300 units, but this complex offers 1,032 units for general sale, providing relatively more opportunities for applicants. The distribution of units across low, mid, and high floors is also a plus."
He added, "While demand used to be concentrated on 84㎡ units, we anticipate a growing preference for 59㎡ units due to price concerns. Given the rising apartment prices in Seoul, we expect that buyers in their 40s and 50s will be the core demand group."
Jangwi Prugio Mark One has an average sale price of approximately 50.34 million won per pyeong and offers various unit sizes, including 59㎡, 74㎡, and 84㎡. Applications will begin on June 29 with special allocations, followed by first priority for local applicants on June 30, first priority for other areas on July 1, and second priority on July 2. The announcement of successful applicants will be on July 8, with formal contracts taking place from July 20 to 23. Move-in is expected in September 2030.
