A new data analysis model has been developed to assess the competitiveness of local commercial districts based on consumer behavior, population, and capital flow rather than just sales figures.


KB Financial Group announced on August 10 that it has published the '2026 KB Commercial District Revitalization Insights,' which analyzes the growth factors and characteristics of major local commercial districts across the country. The analysis utilized the 'KB National Commercial District Revitalization Index,' jointly developed by KB Kookmin Bank, KB Kookmin Card, and Korea Data Bank.


This index combines approximately 25 data points, including financial assets, sales figures, rental fees, and vacancy rates, to comprehensively analyze the sustainability, profitability, stability, attractiveness, and growth potential of commercial districts. It goes beyond merely comparing sales volumes or foot traffic by also examining the interconnected structures among small business owners, customers, underlying demand, and external capital.


The analysis revealed that areas such as Jeju Yeondong and Gangneung Gyodong show potential for a 'hybrid' commercial district that combines local residents' consumption with external tourist spending. Meanwhile, Jeonju Gyeonggidan-gil, Yeosu Marine Park, and Daejeon Dunsan exhibited characteristics of a 'capital transfer' commercial district, where tourism, culture, and retail resources attract external visitors and spread consumption to surrounding businesses and areas.


KB Financial anticipates that the 'KB National Commercial District Revitalization Index' can serve as a data-driven forecasting system to proactively identify changes and growth potential in local commercial districts. The goal is to develop it into a common data analysis model that supports policy formulation, management decisions for small businesses, and financial and private investments, rather than merely diagnosing the current state of commercial districts.
