In October, over 38,000 apartments are set to be offered nationwide, signaling the start of the fall sales season following the Chuseok holiday.

According to Zigbang, as of September 28, 2026, the planned supply for October includes 50 complexes with a total of 38,032 units. This marks an increase of 14,365 units (61%) compared to 26 complexes and 23,667 units in October of last year. The number of general sales is also expected to rise to 32,133 units, up 13,731 units (75%) from 18,402 units in the same month last year.

The sales rate for September has also improved. Initially, 22,704 units were expected to be sold, but the actual supply reached 20,062 units, resulting in an approximately 88% sales rate. This is a 20 percentage point increase from the 68% rate in August. For general sales, 16,883 out of the planned 18,643 units were supplied, achieving a sales rate of about 91%.

The increase in sales rates is attributed to rising housing prices and ongoing subscription demand, particularly in the metropolitan area, as well as adjustments made by developers based on market conditions and project circumstances. The Housing Industry Research Institute's forecast index for September also rose to 97.1, up 9.0 points from the previous month, reflecting growing optimism in the sales market.

The planned supply for October is heavily concentrated in the metropolitan area. Of the total 38,032 units, 24,618 will be offered in this region, accounting for about 65%. Gyeonggi Province leads with 23 complexes and 16,043 units, followed by Incheon with 7 complexes and 6,921 units, and Seoul with 5 complexes and 1,654 units. In contrast, 15 complexes in other regions are expected to supply 13,414 units.

In Seoul, the 'Godeok Gangil 3rd Complex Land Lease Sale' will offer 500 units, along with 590 units from the 'Godeok Gangil 3rd Complex 2nd Land Lease Sale.' Other upcoming sales include 228 units at 'Kyunghee Palace' in Jongno-gu and 176 units at 'Jungwha Station Laon Private Center' in Jungnang-gu.

In Gyeonggi Province, notable projects include 'Hwaseong Hyangnam Lotte Castle Signature' with 1,542 units, 'Gyeonggi Gwangju Station Lotte Castle Signature 2nd Complex' with 1,249 units, and 'Hanwha Foreena Jejigeok' in Pyeongtaek with 1,098 units, among others.

In Incheon, the largest project is 'Sankok Station Xi Hills State & Hanulchae' in Bupyeong-gu with 2,706 units. Other projects include 'Cheongna Arc One Prugio' with 868 units and 'Geumdan Center Ville Grand Foret' with 843 units, totaling 6,921 units across 7 complexes.

In other regions, Chungnam accounts for the largest share with 4,291 units, followed by Busan with 3,224 units, Chungbuk with 2,663 units, Jeonnam Gwangju with 2,299 units, Daejeon with 673 units, and Gangwon with 264 units.

In Chungnam, the 'Cheonan Asan Station Grand City Phil House 1BL' will offer 1,534 units, and 'The Shop Cheonan Lacone' in Cheonan's Seobuk-gu will have 1,290 units. In Chungbuk, 'Cheongju Gagyeong I-Park 8th Complex' in Heungdeok-gu will supply 1,128 units, while 'Cheongju Sinbunpyeong Epic The Way City' in Seowon-gu will offer 992 units. In Jeonnam Gwangju, 'I-Park Mudeungsan Sky Forest' in Dong-gu is set to provide 2,299 units.

However, it remains to be seen whether the planned supply will translate into actual sales. While 88% of the planned units were sold in September, the schedule may be adjusted again based on project conditions and market circumstances.

The criteria for subscription demand are also expected to become increasingly important. Although housing prices continue to rise in the metropolitan area, financial burdens from interest rates and loan regulations persist, making it difficult for demand to expand solely based on increased supply. Prospective buyers will need to consider surrounding market prices, sale prices, location, as well as actual loan amounts and funding plans.

A Zigbang representative stated, "October marks the official start of the fall sales season following the Chuseok holiday, with increased supply expected in both the metropolitan area and other regions. The planned supply is 61% higher than the same month last year, and general sales will exceed 32,000 units, providing a wider variety of options for buyers."

They added, "With more choices available, it is essential to consider local market conditions, surrounding prices, sale prices, location, and actual funding conditions when making a subscription decision."

Meanwhile, according to Real Estate 114, the last week of September will see a total of 3,641 units offered across 8 complexes nationwide, including the main subscription for Incheon's Gyeyang A6 block, along with planned subscriptions in Gyeonggi, Gyeongnam, and Busan.
