In the third quarter of this year, the number of mortgage registration applications for multi-family buildings in Seoul showed a slight decrease compared to the same period last year. However, some districts, including Gangdong, Nowon, and Dobong, experienced an upward trend, indicating mixed results across the city’s districts.

On October 13, real estate data service Jipum analyzed data from the Supreme Court's registration information portal, revealing that the number of mortgage registration applications for multi-family buildings in Seoul's 25 districts totaled 61,885 in the third quarter of 2026.

This figure represents a decrease of 577 from 62,462 applications in the same period last year, marking a decline of 0.9%. The analysis period covered July to September of 2025 and 2026.

The number of mortgage registration applications is calculated based on the monthly applications for multi-family buildings by district. This figure alone cannot determine the actual scale of loan executions, housing prices, or transaction types.

By district, Gangdong recorded the highest number of applications at 6,492, followed by Songpa with 5,267, Gangnam with 4,011, Seocho with 3,566, and Yeongdeungpo with 3,380. The total for these top five districts accounted for 36.7% of the overall applications in Seoul.

Gangdong also saw the largest increase compared to last year, rising from 3,677 applications in the third quarter of 2025 to 6,492 this year, a jump of 2,815 applications or 76.6%.

Nowon increased from 2,286 to 3,350 applications, an increase of 1,064, while Dobong rose from 1,214 to 2,247, an increase of 1,033. Jongno saw an increase from 1,097 to 1,728, and Geumcheon rose from 1,569 to 2,183, adding 614 applications. In total, 11 districts reported increases compared to the previous year.

Conversely, Gwangjin experienced the largest decline, dropping from 4,037 applications last year to 1,515 this year, a decrease of 2,522 or 62.5%.

Seongdong fell from 3,019 to 1,759, a decrease of 1,260. Gangnam dropped from 4,848 to 4,011, a decline of 837, while Yangcheon fell from 2,644 to 1,970, a decrease of 674. Mapo saw a reduction from 2,980 to 2,490, a drop of 490. In total, 14 districts reported decreases.

Monthly data showed a notable increase in August. In August 2026, the number of mortgage registration applications for multi-family buildings in Seoul reached 22,801, up 25.6% from 18,150 in the same month last year.

However, July and September saw declines. July recorded 19,923 applications, down 10.7% from 22,319 in the same month last year, while September saw 19,161 applications, a decrease of 12.9% from 21,993 in the previous year. Despite the increase in August, the overall total for the third quarter was slightly lower than the previous year due to the declines in July and September.

While the trend in mortgage registration applications for multi-family buildings does not directly reflect the scale of loan executions, it can serve as a reference indicator for assessing housing purchases and financial activity by district.

A representative from Jipum stated, “In the third quarter of 2026, the number of mortgage registration applications for multi-family buildings in Seoul was 61,885, a 0.9% decrease from the same period last year. Gangdong had the highest number at 6,492, while Gwangjin saw a decrease of 2,522, highlighting the need to examine district-specific trends.”
