A new brand of apartments is being offered in the Hyangnam area of Hwaseong, Gyeonggi Province, for the first time in five years. The development is strategically located near industrial complexes and is equipped with schools and commercial facilities, raising interest in potential residential demand due to future railway expansions and industrial developments.

According to the real estate industry on October 13, KCC Construction is currently selling the 'Hyangnam Station Grove Swichen' located at 404-2 Hagil-ri, Hyangnam-eup, Hwaseong. The complex consists of seven buildings with two basement levels and a maximum of 29 floors, offering a total of 933 units with sizes ranging from 71 to 147 square meters. The model home opened on October 8.

Of the total units, 772 are 84 square meters, accounting for approximately 83% of the offerings. The breakdown includes 49 units of 71 square meters, 371 units of 84 square meters type A, 138 units each of types B and C, 125 units of type D, 58 units of 107 square meters type A, 52 units of type B, and 2 penthouses of 147 square meters.

The selling price for the 84 square meter units is set in the mid-500 million won range. A 5% down payment is required, with a 60% interest-free installment plan available. The subscription schedule began with special allocations on October 12, followed by first priority on October 13 and second priority on October 14. The announcement of winners is set for October 20, with contracts to be finalized from November 2 to 4.

The location is notable for its accessibility to industrial complexes. It is conveniently situated for commuting to major industrial facilities in the western Hwaseong area, including the Hyangnam Pharmaceutical Industrial Complex and the Bal-an Industrial Complex. Nearby, a 736,000 square meter H-Techno Valley project is underway, aimed at attracting companies in semiconductors, future vehicle parts, smart logistics, and eco-friendly energy, with completion expected in 2028.

Transportation improvements are also in progress. Residents can utilize the nearby Hyangnam Station on the Seohae Line, and the Shin-Ansan Line extension project, which will connect the International Theme Park to Hyangnam Station over approximately 22.3 kilometers, is targeted for completion by December 2028. If completed as planned, this will allow direct travel from Hyangnam to Yeouido without transfers. There are also plans to connect the Seohae Line with the Gyeongbu Expressway, although the timeline for these rail projects may vary based on development schedules.

Road access includes Hyangnam Road and Hagil Road, with the Bal-an IC approximately 10 minutes away, providing entry to the Seohae Expressway.

The area is well-equipped with educational and living infrastructure. Hagil Middle School and Hagil High School are located about 100 meters from the complex, while Hwawon Elementary School and Seobong Elementary School are within walking distance. A central commercial district is situated about 400 meters away, offering shopping, dining, and medical and financial services. Additionally, a scenic park covering approximately 43,194 square meters is being developed in front of the complex.

The design of the complex considers landscaping and residential convenience, with a building coverage ratio of 12.43%. The buildings will be oriented primarily to the south. The exterior will feature the 'Swichen Design Manual 2.0.' Depending on the housing type, separate bathrooms and glass railings with views will be included, and some tower-type units will have open balconies. Parking is planned at a ratio of about 1.5 spaces per unit.

Community facilities will include a golf driving range, sauna, and fitness center. There will also be a children’s specialized area called 'Grove Nest' and a senior club named 'Evergreen Lounge.' The complex will incorporate educational services through the Jongno M School brand and the childcare and education platform Jjakakgoreum to provide support for children’s education and care.

Hyangnam-eup, where the complex is located, is a non-regulated area. A representative from the sales team noted that there are no residency requirements or restrictions on re-applications, and the resale restriction period is six months. Move-in is expected in June 2029.

Meanwhile, the Hyangnam Better City Citizens' Group, composed of residents and business owners in Hyangnam-eup, urged Hwaseong City to reconsider administrative district changes, stating that the timing for such transitions is premature given the lack of population influx incentives.
