Hyundai Engineering is set to offer a mixed-use complex consisting of 436 apartments and 298 officetels near KTX Ulsan Station.

On November 3, Hyundai Engineering announced plans to launch 'Hillstate Ulsan Station River Forest' this month in the M5 block of the KTX Ulsan Station area in Sinhwa-ri, Samnam-eup, Ulsan.

The complex will feature five buildings, with three basement levels and a maximum height of 40 stories. The apartments will be available in a single type with a floor area of 84 square meters, while the officetels will range from 110 to 119 square meters.

The apartments will include 148 units of 84㎡A, 74 units of 84㎡B, 148 units of 84㎡C, and 66 units of 84㎡D. The officetels will consist of 76 units of 112㎡A, 38 units of 110㎡B, 76 units of 119㎡C, 72 units of 113㎡D, and 36 units of 114㎡E.

The complex is adjacent to KTX Ulsan Station. The Ulsan-Yangsan-Busan metropolitan railway, which will connect KTX Ulsan Station to Busan Nopo Station, is being developed with a target opening date of 2031.

This line passed a preliminary feasibility study in July of last year. It will connect KTX Ulsan Station to Uljuguncheong, Mugeo, and Yangsan Wungsang before reaching Busan Nopo Station.

According to the city of Ulsan, the Ulsan-Yangsan-Busan metropolitan railway is under development with a goal of opening in 2031. A southeastern circular metropolitan railway connecting KTX Ulsan Station to Yangsan and Gimhae-Changwon will begin its preliminary feasibility study in December 2024, with results expected to be announced in December of this year.

In the KTX Ulsan Station area, a mixed-use complex called 'New On City' is also being developed. This project will include approximately 11,000 residential units along with industrial, commercial, and public facilities. Other development projects, such as the Ulsan Free Economic Zone R&D Business Valley and the Ulsan Urban Convergence Special Zone, are also underway.

Nearby, the Bancheon General Industrial Complex, Ulsan National Institute of Science and Technology (UNIST), and Samsung SDI's Ulsan facility are located, all accessible within about 10 minutes by car.

Some units in the complex will offer views of the Taehwa River and Muhak Mountain, with walking paths and bike lanes along the riverbank. The design involves the Danish architectural design group 'Urban Agency.'

A representative from the sales team stated, "As a new urban center emerges around KTX Ulsan Station, we aim to present a landmark complex featuring views of the Taehwa River and the Hillstate brand at a height of up to 40 stories, allowing residents to experience the transformation of the Ulsan Station area."
