BS Hanyang is set to introduce 'Sejong Smart City El Sujain,' a development comprising a total of 2,316 units, including apartments and officetels, in the Sejong Smart City national pilot project.
On October 19, BS Hanyang announced that the project will be launched for sale in November, located in the L6, L7, L8, and L11 blocks of the 5-1 living zone in Hapgang-dong, Sejong Special Self-Governing City.
The development will consist of 2,191 apartments and 125 officetels. All apartments will feature a single floor plan with a dedicated area of 84 square meters. The number of apartments per block includes 818 units in L6, 648 in L7, 218 in L8, and 507 in L11. The officetels will have 30 units in L7, 25 in L8, and 70 in L11.
The project is being implemented by a public-private partnership special purpose company (SPC) involving the Korea Land and Housing Corporation (LH) and Sejong Special Self-Governing City, with BS Hanyang handling the construction.
The Sejong 5-1 living zone was designated as a national pilot smart city in 2018. The area, covering approximately 2.744 million square meters in Hapgang-dong, is undergoing a project to establish advanced technologies and infrastructure across urban living, including transportation, healthcare, education, and energy.
Notably, the development will be situated in the 'Smart Living Zone,' which serves as the residential area of the national pilot smart city. Future plans include the gradual introduction of smart services such as autonomous driving based on shared vehicles, an AI smart transportation system, and robots to assist with deliveries and patrols.
Strengthening Sejong's role as an administrative capital and expanding its transportation network are also anticipated benefits. The government's 'Korea Land Transformation Promotion Strategy,' announced in August, includes plans for a presidential office and a National Assembly building in Sejong.
In transportation, a 64.4-kilometer Chungcheong region express rapid transit (CTX) project is underway to connect the Government Complex Daejeon, Government Complex Sejong, Jochiwon, and Cheongju International Airport. The Ministry of Land, Infrastructure and Transport is constructing an outer circular road connecting Hanbyeol-dong and Yongho-dong, aiming for completion in the second half of 2027.
Living infrastructure will also be gradually expanded. Planned facilities around the development include kindergartens and elementary, middle, and high schools, as well as medical and commercial facilities. A science and culture center is being developed in Hapgang-dong, with a target opening in 2029. The area is adjacent to the Geumgang and Mihu rivers, with plans for parks and historical sites within the living zone.
A sales representative stated, "Sejong Smart City El Sujain is a large-scale brand town where residents can enjoy both the living spaces of Sujain and the advanced living services of the national pilot smart city. Given its natural environment along the Geumgang and Mihu rivers, combined with transportation, education, and cultural infrastructure, it will be one of the first developments to experience the changes in Sejong."
The model house will be located at 123-41 Daepyeong-dong, Sejong Special Self-Governing City.
Meanwhile, BS Hanyang announced on October 15 that it has introduced 'B-ON,' a specialized AI agent developed in-house based on Microsoft Copilot. B-ON is a work support system that learns from internal technical documents, such as construction manuals and design guidelines, to answer field workers' questions based on relevant standards.
