DL E&C has proposed a specialized design for the redevelopment project in the Seongsu 2 District of Seoul's Seongdong-gu, allowing for up to 270-degree views of the Han River from living rooms. The plan aims to enhance competitiveness in the bidding process by securing more units with river views than the number of member households and placing high-rise community facilities strategically.
On October 21, DL E&C presented the design plan for 'Acro Seongsu,' applying its high-end residential brand to the Seongsu 2 District redevelopment project.
The redevelopment project is planned to consist of nine buildings, with a total of 2,350 units, ranging from six underground floors to a maximum of 62 above-ground floors. The total construction cost is estimated at 2.1 trillion won, with a contractor selection meeting scheduled for November 21.
The core of this design proposal is maximizing residential spaces with views of the Han River. DL E&C has suggested a 'Cinematic Vista' concept, featuring three-sided windows up to 45 meters long, allowing for expansive river views. The windows will incorporate an 'Infinite Frame' design, with a maximum length of 13 meters and a height of 2.9 meters.
To increase the number of units with river views, DL E&C has proposed a layout that includes 1,186 units classified as 'S-grade Han River view' units, which corresponds to about 110% of the member households.
The plan includes securing a view axis of up to 160 meters wide and implementing a 15-meter-high pilotis structure. Additional features include 'River View Entry' and 'River View Bath' designs that allow residents to enjoy river views from their entrances and bathrooms, as well as open terraces.
Community facilities for residents will also take advantage of the river views. Plans include a 'Sky Art Dining' area on the top floor for dining and cultural activities, along with a fitness center, library, guesthouse, pool villa, and infinity pool, totaling eight community spaces with river views.
Additionally, DL E&C has proposed 'Private Studios' for each unit, which can be utilized as wineries, personal theaters, or exercise spaces.
DL E&C aims to leverage existing transaction cases and brand recognition from its riverside Acro complexes to secure the Seongsu 2 District project.
According to DL E&C, citing data from the Ministry of Land, Infrastructure and Transport, a 234-square-meter unit at 'Acro River Park' in Banpo-dong, Seocho-gu, was sold for 18 billion won in August 2024. A 273-square-meter unit at 'Acro Seoul Forest' in Seongdong-gu was sold for 29 billion won in June of last year.
In a brand preference survey conducted by the real estate platform Dabang in April of this year, Acro ranked first for the sixth consecutive year, receiving 46.1% of respondents' votes.
A DL E&C representative stated, "Through Acro Seongsu, which captures Han River views in the heart of Seongsu, we aim to set a new standard for riverside living."
Meanwhile, the contractor selection process for Seongsu Districts 1 to 4 is nearing completion. Seongsu District 1 selected GS Construction as its contractor in April and is preparing for integrated review, while Seongsu District 3 selected Samsung C&T in September and is negotiating detailed contracts regarding construction costs and financing conditions. Seongsu District 4 selected Lotte Construction as its contractor in July and is preparing for project implementation approval.
